The Right Stuff

A Solid Foundation

Only after weeks of preparation is the building process ready to begin.  We have taken into account lot elevations and drainage requirements and an engineered foundation, specifically designed for each home, gets under way.  Following inspections by the Construction Manager, plumbing contractor, city officials, and the engineers of record, the foundation is ready to receive concrete.  Under direct supervision of the Construction Manager, the appropriate grade of concrete will be poured into the forms in accordance with code specifications, resulting in a solid foundation of concrete and steel, bound together to minimize cracking and eliminate failure.

A Sound Frame

In accordance with the customized plans, the skeleton, or frame of the home, gets under way next. Framed atop the completed foundation, the Construction Manager works closely with the carpenter to ensure the highest level of quality and structural integrity. Windows and exterior doors will be installed and the structure will soon be dried in with the selected roofing material and house wrap in preparation for the mechanics to begin.

Internal Components

Now that the home’s interior has been protected from the elements, it is time to begin the process of mechanics.  HVAC, electrical, plumbing, phones, and structured wiring are only the beginning.  Miles of wire, copper, and fiber go into each home during this stage.  After careful placement of these components and numerous inspections from the Construction Manager, subcontractors, city officials, and engineers of record, the home is ready for the next step.

Insulation and Energy Efficiency

It’s almost time to insulate.  We begin by applying poly seal foam to reduce air and insect infiltration through cracks and seams.  Then, an environmentally friendly termite treatment is applied to protect your home long into the future.  Only then is insulation applied to all exterior walls, select interior walls and any ceiling spaces that may not be reachable with blown insulation.  The remaining attic spaces will be insulated later with blown insulation to achieve higher r-values, providing a greater level of comfort and energy efficiency.   

Masonry and Exterior Finishes

The Construction Manager, skilled masons, and various artisans give special attention to deliver a unique exterior to each home.  This often labor-intensive and time-consuming process eventually gives way to a beautiful exterior that homeowners can be proud of for many years to come.

Sheetrock and Finished Textures

The home is now taking form.  Sheetrock is hung throughout the house and several layers of tape and bedding applied to ensure the walls are smooth before texture is applied, if ordered.  Textures can be truly an art form all their own.  Machine applied textures are typically applied first, usually on ceilings and key walls throughout the home.  Finally, hand textures are applied, as requested, to create a unique look for each homeowner.

Cabinets, Custom Moldings and Elegant Staircases

Cabinetry and moldings follow the texture stage.  This is when homeowners usually start to feel as though they are involved in building their home, rather than simply constructing a project.  The Construction Manager, craftsmen, and homeowner work closely through this stage to design elegant kitchens and baths with functionality in mind.

Finishing Touches

Although far from finished, the home is now nearing completion.  The walls are painted; countertops installed; fixtures, flooring, and appliances chosen long ago with the assistance of the Selections Coordinator, are now incorporated into the home.  Irrigation and landscaping are installed and the process of transforming a dusty construction site into a completed home is underway.  After months of hard work, your dream is now realized.
